A Few Steps to Swifter Turn Times

The appraisal profession is evolving at all times. Commonly, it seems, appraisers are asked to offer more information or have steps added to their process. They do this additional work to ensure the end user has the best data available. In order to keep up with the continuously changing requirements, Avion Insights is always seeking new tools and improving processes in order to increase efficiency so we can do more work for you. At Avion Insights we know that time is important to everybody, so below are some tips you can do to lower turn times on any appraisals ordered from Avion Insights.

Are you ordering appraisals online?
When you order online, you get automatic e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to retype information from a fax, and you don't have to wonder whether the order was received.
Verify that the subject property data is accurate and complete.
Having just one number incorrect on the street address can really add unnecessary time to an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

Be sure to let us know about the property's distinct elements.
It's relatively easy to appraise a cookie-cutter home. What takes time is analyzing how unique elements contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique details of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, it's prone to flooding. These are things we will find out on our own anyway, and knowing them as early as possible makes your report arrive without delay.
Be sure the occupants know the the plan.
One of the most tedious parts of the appraisal process is confirming an inspection date with the homeowner. Some homeowners are understandably uneasy with the notion an unknown persons wants to come in their house, look around, and make abundant notes. With the idea that it will increase the appraised value, many homeowners believe they need to make the place spotless before the appraiser comes by. So they put off the appraisal inspection until it is cleaned.

Hearing from you -- a person they've been working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can decrease the appraisal inspection time. Please feel free to point your clients to our website, where we have several pages of helpful information for homeowners as well as others describing the appraisal process. They can even call us if they want to meet the staff and learn more about our services. Remind them it benefits them to set the appointment quickly!
Easily follow the status of your report on our website.
Phone and fax tag are a thing of the past with up-to-the-minute status updates available online, anytime, 24/7. As we complete each important milestone in an assignment, that information is instantly available to you online. It's never been faster and easier to track your report's status.
